Established Subdivisions, Updating Interiors

Centennial's residential stock is largely a collection of subdivisions built from the 1970s through the early 2000s — substantial, well-built houses that are now cycling through interior updates as they change hands. Very little of our Centennial work is new construction. Nearly all of it is renovation, and renovation puts different demands on a drywall and paint contractor.

The Ceiling Patch Nobody Gets Right

When a wall comes out to open a kitchen into a living room, the resulting ceiling patch runs the length of the removed wall, straight through the middle of the most-viewed room in the house — under ceiling light, on a large uninterrupted plane. It is the single most demanding piece of drywall work in a typical Centennial remodel, and it is where cheap bids reveal themselves.

Doing it properly means:

  • Backing and blocking so the patch is fully supported, not floating on adjacent board edges
  • Wide feathering — the finish extends well beyond the patch, because a tight patch always telegraphs
  • Texture sampled off the existing ceiling and knocked down to match its specific relief and timing
  • Raking-light inspection before priming, since a ceiling reads as one continuous plane and any ridge shows
  • Frequently, painting the full ceiling rather than spot-painting, because thirty-year-old ceiling paint has faded and will not match new

We would rather tell you that the full ceiling needs paint than deliver a technically-fine patch inside a visible halo of older paint.

Matching Thirty Years of Paint

Repainting an established home is not simply color selection. Colors fade unevenly depending on light exposure, previous coats vary in sheen, and touch-ups done over the years leave a patchwork of products. Color-matching a swatch off a wall reproduces the faded color, not the original — which is one reason painting to a plane break, corner, or full room usually looks better than blending mid-wall.

Where a house needs more than paint, we carry the full scope: skim coating dated texture flat, Level 5 finishing in rooms with strong side light, and wallcovering over a properly prepped substrate.

We are removing a wall. Will the ceiling patch be visible?

Not if it is done properly, and that is a real scope rather than a quick patch. The patch has to be fully backed, feathered well beyond its edges, textured to match the existing ceiling's specific relief, and inspected under raking light before primer.

We will often recommend painting the entire ceiling instead of spot-painting. A technically perfect patch surrounded by thirty-year-old ceiling paint still reads as a repair.

Can you match our existing wall color for touch-ups?

We can match what is on the wall now, but it is worth understanding what that means: the color has faded unevenly with light exposure, so a match reproduces the current faded color rather than the original.

For that reason we usually recommend painting to a natural break — a corner, a plane change, or the full room — rather than blending in the middle of a wall. It costs a bit more and looks considerably better.

Do you handle small remodel drywall scopes, or only whole houses?

Both. A kitchen or bath remodel is a small drywall quantity with a demanding matching requirement, and that is normal work for us.

The advantage of bringing us in is that drywall, texture, and paint come from one company. On a small scope, the coordination overhead of three separate subs often exceeds the work itself.
