Infill and Production, Side by Side

Arvada is one of the more split markets in the metro. Around Olde Town and the older grid you have infill and scrape-and-replace — single custom homes dropped onto tight lots between existing houses, often for a builder doing a handful a year. Push west and it becomes newer subdivision development with production plan types and repeatable finishes.

Those two require different things from a drywall and paint sub, and we bid them differently:

Infill and custom

  • Level 5 finishing where the design puts glass and light on a feature wall
  • Texture matched to an approved sample rather than a standard house mix
  • Tight-lot logistics — staging, dust control, and neighbors who are home
  • Direct communication with the builder rather than a superintendent managing forty lots

Subdivision and production

  • An approved mock-up per plan type, held as the standard across every release
  • Crews staffed to the release schedule, with multiple lots in different stages
  • Consistent texture from the first phase to the last
  • Paint programs priced per plan rather than re-bid house by house

The Scrape-and-Replace Finish Problem

A new custom home dropped between two 1950s houses gets judged against its neighbors by everyone on the street — and by the buyer, who is paying custom prices. That usually means a smooth or lightly textured interior rather than the heavy knockdown around it, and smooth walls are a finishing decision before they are a style decision.

Removing texture removes what was hiding the joints. If the plans call for smooth walls, the drywall underneath needs a Level 5 skim coat, and a bid offering smooth walls at a textured price has not accounted for the extra coat and the extra dry time. We put that distinction in the bid rather than discovering it at final inspection.

One Contract Across Both Sides of Town

Whether the project is a single infill house or a phased subdivision, the reason builders consolidate with us is the same: drywall, texture, paint, stain, metal framing, and wallcovering on one contract with one point of contact. No gap between the taper and the painter for a problem to hide in, and no second mobilization to coordinate.

Do you take single-house infill projects, or only larger programs?

Both. A single scrape-and-replace in Olde Town and a phased subdivision on the west side are both normal work for us, though we bid and staff them differently.

On a one-off custom house you deal directly with an estimator and the same foreman throughout. On a production program the value is in the mock-up standard and the staffing depth to hit release dates.

Our plans call for smooth walls. Is that priced differently?

Yes, and it should be. Smooth walls are not simply texture omitted — removing texture removes the thing hiding your joints, so the drywall underneath needs a Level 5 finish with a full skim coat.

That is an added coat and an added sanding and dry cycle. Any bid that offers smooth walls at a textured price is going to skip the skim coat, and it will show under the first afternoon of side light.

Can you work on a tight infill lot with neighbors close by?

Routinely. Material staging gets worked out with the builder before mobilization given whatever street or alley access exists, and containment keeps sanding dust from becoming the neighbors' problem.

On tight sites we would rather plan the logistics in pre-construction than improvise on the first morning — it is usually the difference between a smooth schedule and a week of friction.
